Preparing Your Home for an Auction Open House

If you have listed your home for sale through an Ohio real estate auction, then you are probably very excited about the prospects of selling your home quickly.  Auctions held in Geauga County have the benefit of moving homes on and off the market quickly, but you have to be prepared that the process of the auction open house is a bit different than for a traditional sale.

In a traditional sale process, a real estate agent would request a showing of your home.  At that time, you would clean and straighten up, take any pets with you and leave your home while people walk through your home to see if they are interested in purchasing it.  The real estate agent usually gives you a call or a text when it is good to come home and then you wait to see if they are interested in making an offer.

In the case of Ohio real estate auctions, there are dedicated days for open houses.  This is a longer period of time, where potential bidders can come to your home and look through it to determine if they are interested.  Preparing your home for this day is a bit different than a traditional showing or open house.  Since there may be quite a few people walking through your home, it is always a good idea to lock up valuables.  Your Auctioneer and staff will be there to answer any questions.

The other difference between traditional showings and open houses and those done for an auction is that bidders can bring an inspector with them.  This is the reason for the longer period of time for the open house.  Bidders who are serious may bring a professional inspector with them to determine the condition of the home and to estimate how much money might be needed for repairs, if any.  This streamlines the process of showing and inspection since homes sold at auction are done so on an as-is basis.
